Today was an exciting day for us, we closed on our last house here in Dickinson!!! Back in July we bought our current house at auction and then attempted to sell our old house by owner.
FINALLY today we closed and it is no longer ours! I thought on a final note I would share our final “Before & After” Photos for our version of “How to Flip a House”. It was one SERIOUS transformation!

The AMAZING thing that we are pretty proud of is that we were able to complete the ENTIRE transformation for less than $10,000! Here are our tips throughout the house on how we flipped it in 18 months without totally breaking the bank:
Exterior:
- We did a LOT of landscaping and yard clean up.
- I planted a lot of grass seed and watered it often
- We painted the front door, and then re-painted it to sell it!
- I planted a flower box, hung hanging baskets, and planted flowers

Main Floor:
- I spray painted all brass fixtures with oil rubbed bronze.
- We removed excess doors from hallways, stairways, and everywhere.
- IÂ knocked out a wall on my own!
- We painted all the built ins, all the wood paneling, doors, all the trim, and ALL the walls. We went through A TON of paint!

Kitchen:
- We repainted the kitchen and bathroom cabinets rather than replacing them.
- We re-arranged the kitchen layout on our own.
- We laid peel and stick tile after tearing out the old linoleum
- We replaced broken appliances with nicer used ones we bought online.
- I created a new pendant Industrial Pendant.
- I updated the old brass knobs for oil rubbed bronze ones.

Dining Nook:
- I made a cage light from the existing light fixture.
- I replaced the heavy curtains with modern ones.
- We replaced the carpet for linoleum.

Living Room:
- We removed all the old heavy draperies and replaced them with updated modern curtains that we hung higher.
- We got our carpet on a Black Friday deal and had a local installer install it.
- I painted the faux brick fireplace and sanded and stained the mantle.

Master Bedroom:
- I repainted.
- I painted the closets and trim

Boys Room:
- Repainted the paneling
- Painted the closets and trim

Bathroom:
- We laid more peel and stick tile after tearing out the old linoleum
- We re-glazed the tub rather than replacing it.
- IÂ spray painted the bathroom countertops!!
- I removed cabinet doors in the bathroom, living room, and kitchen to give it an updated modern feel.
- We replaced all fluorescent lighting
Basement:
- After our sewer backed up, we replaced the drywall and carpet and did it all ourselves! Here was the reveal!

Basement Bathroom:

Guest Room:
- In here we just shampooed the carpet and staged it!

Craft Corner:
- We just laid a carpet remnant here and made it into a usable space.

Laundry Room:
- All we did in here was clean it and add curtains! What a difference though!

We sure accomplished a lot in a year and a half! As soon as we finished this house we moved on to our “auction adventure house“. Head on over to the home tour to see how we flipped that house even bigger and better than our first!

I don’t know that I would truly classify it as a “flip” as it seems like it was your home that you lived in with your family. I would probably term it more “preparing a family home for quick and profitable sale” which is maybe splitting hairs. I’m not trying to be annoying. When I think of a true “flip” I think of the house being empty. It looks like you purchased new furniture and hung pictures of your family back up. Very personal. Hard for a buyer to envision their family in “your” home. I have always believed a successfully staged home sells quicker. Did you include all the new furniture in your budget? I like the fresh new look that all that painting accomplished! That old, tired, paneling had to go. Lots and lots of work that definitely paid off! Stick down tiles would not have been my first choice in a kitchen. That’s one place I would not have skimped, the new owners might feel bamboozled or ripped off when those tiles don’t last through heavy kitchen traffic. Great idea on the used updated appliances. The craft area and laundry rooms look great and little work and money was needed. Overall, a really nice job! It’s my first visit to your site, so I’m going to go look and see if you posted how quickly you sold or any profit information. Good job!
Great job! We renovated a house on a small budget too…right around $8,000. It can be done! http://sweetiejen.blogspot.com/2015/08/house-renovation-for-8000.html
It looks like you did awesome! Way to go! Your kitchen looks so much lighter and brighter!
Thanks so much! 🙂
